Telluride Loses another Landmark

Baked In Telluride BurningA bit of the culture, a bit of our history, a bit of ourselves was lost when our beloved B.I.T. burned to the ground. Baked in Telluride was lost to fire last month. Telluride’s oldest restaurant, a stalwart of the old school Telluride is gone. The best bagels, the best pizza, my morning coffee, the first stop after school for our kids. We'll miss you B.I.T.





Stairway to HeavenNew stairway to Heaven

The newest addition to the Telluride Ski Resort has a French accent. The ski area just installed 126 feet of stairs and bridge designed to give skiers unprecedented access across the gulf between Gold Hill Chutes 8 & 9. The access to the Gold Hill Chutes was improved this summer when they blasted a road up above the revelation lift which gives snowcats the opportunity to groom a trail all the way across the ridge. Dave Reilly and the ski company are really opening some extraordinary terrain. I hope you get a chance to experience it this season.



Phish Coming to Town Park

Phish is coming to TellurideThe Sheriff is already getting calls about Phish coming to town. Of course he is, people are asking him for tickets! While we lost a landmark and a throwback to our roots when we lost the B.I.T. last month, we maintain our character and traditions when we book a group like Phish in town park. It has been 30 years since the Grateful Dead played town park and it is a pleasure to maintain that type of gathering in Telluride. The jam band announced a two night stint in Telluride August 9 & 10.

Not out of the Woods, But Gaining Momentum

It appears things might start turning around in the national real estate world. Altos Research reported on December 28, 2009 that "Inventory in the resale market continues its steady decline after peaking in the fall of 2008, and while new sellers entering the market are pricing at consistently lower levels, indicating general market weakness, the percentage of sellers with price reductions is also falling, indicating that sellers who have been on the market are feeling more confident of receiving their ask price." We just received a massive storm which landed just in time for the World Cup events to be held this week in Telluride.

You will enjoy the variety of web cams, the up to date snow report, details on events and I recommend browsing Dave’s BLOG which is where CEO Dave Riley spends some time each day posting photos updates and information and you can participate with comments and requests. The photos are great and info is usually helpful in understanding what is happening on the mountain.

Conditions are really great for this time of year. Lots of terrain open and really great cover. Another storm coming this weekend!

New Office located in the Peaks Resort

New Office at the Peaks ResortI recently relocated to the Peaks Hotel and Golden Door Spa. If you are in town and over at the spa, stop by and see my new location. I will be at the hotel most of the season and easy to find there. Along with the improvements to the resort, I was looking for a change and am excited to be in the hotel and among our guests. For 20 years, the Peaks has been the place to stay in Telluride and I anticipate the improvements to the property to help contribute to its new success.

Our third quarter activity picked up so much that number of sales and transactions more than tripled the activity of the first two quarters alone. I have attached spreadsheets for your review of the sales activity for the year. If you would like to discuss the market, the transactions or specific properties, please feel free to call anytime. The amount of people in town in September specifically to look at property seemed to be very busy. We seem to trend very similar to Aspen and Vail and we have seen very strong signals from other luxury markets that investment into these very small, finite, protected markets is beginning to return slowly. There are many wonderful opportunities at this time and due to the inventory and slow return, there will likely be many opportunities in the seasons ahead. There are few legacy investments that you can use and enjoy quite like a home or property in Telluride and I hope we can tour together this season.

TELLURIDE REGIONAL AIRPORT TO OPEN NOVEMBER 4

Telluride/Montrose 2009-2010 Winter Flight Plan

Winter Flight Plan

At 9,078 feet above sea level, Telluride Regional Airport (TEX) is the world's second-highest commercial airport and offers 360-degree views of the San Juan Mountains. The drive from the airport to Telluride or Mountain Village takes approximately 15 minutes. Getting to Telluride has never been easier: Non-stop air service is provided daily by Great Lakes Airlines through Denver and US Airways through Phoenix.

PLEASE NOTE: Telluride Airport is undergoing a runway construction project this summer. The runway will be closed to fixed-wing aircraft from April 7 to November 2, 2009. Ground transportation and helicopter service will still be available. August in Telluride saw a bump upward in sales. If you follow the markets like ours, Aspen and Vail made similar improvements. It is the season when sales occur. It certainly doesn’t match the pace of previous seasons, but it was an improvement from the winter.

The first half of 2009 reflected the slow pace and reluctance to reenter our market in Telluride, similar to other luxury real estate markets around the country. All of the reasons that refer to our lagging pace and sales activity, refer to our strongest attributes as well. Telluride will always remain one of the most resilient markets in the country due to our location, our high quality of product and resort amenities, our listing on the National Historic Registry and our size. Our growth is limited to maintain a charm and an entry to a defined, intimate, location that has been zoned, platted and protects values as our low inventory of available product will be reduced in the seasons ahead.

Defining value of listed properties for Buyers and Sellers has been one of the more difficult exercises in a time when transactions are scarce. It is a time to engage a partner, advisor with intimate knowledge of the economics of the market locally, nationally and globally, to assist with your decision making.

I have seen the true realization of reduced pricing across the market from sophisticated investors that understand the current conditions as Sellers. Buyers entering the market also understand the nature of this location and where value is found in the various market segments for the long term.

Resort News for the summer '09

The summer of 2009 has really been a fantastic summer for activities and events. This year, June was rather wet, but at the end of the month, the wildflowers were extraordinary in the high country and because of the rain, we were able to get up to higher elevations to play earlier. The rivers peaked earlier making the fly fishing all summer long exceptional.

One of the toughest parts of the summer was also one of the best. The airport was closed.
It was good because the improvements will make this airport one of the finest mountain airports in the Rockies and you will certainly be pleased with the improvements next time you visit. We will all be happy to see the airport open the first of November!

The Ski area has been blasting all summer up at the top of Gold Hill, helping to create better access to some of the terrain up there. They will be opening new chutes 1-4 up on Gold Hill which will give us more exciting terrain for the ‘09/’10 season!

The opening of Capella in the Mountain Village has been wonderful. The Lumiere also opened and operating across the street from the Inn at Lost Creek.
