August in Telluride saw a bump upward in sales. If you follow the markets like ours, Aspen and Vail made similar improvements. It is the season when sales occur. It certainly doesn’t match the pace of previous seasons, but it was an improvement from the winter.

The first half of 2009 reflected the slow pace and reluctance to reenter our market in Telluride, similar to other luxury real estate markets around the country. All of the reasons that refer to our lagging pace and sales activity, refer to our strongest attributes as well. Telluride will always remain one of the most resilient markets in the country due to our location, our high quality of product and resort amenities, our listing on the National Historic Registry and our size. Our growth is limited to maintain a charm and an entry to a defined, intimate, location that has been zoned, platted and protects values as our low inventory of available product will be reduced in the seasons ahead.

Defining value of listed properties for Buyers and Sellers has been one of the more difficult exercises in a time when transactions are scarce. It is a time to engage a partner, advisor with intimate knowledge of the economics of the market locally, nationally and globally, to assist with your decision making.

I have seen the true realization of reduced pricing across the market from sophisticated investors that understand the current conditions as Sellers. Buyers entering the market also understand the nature of this location and where value is found in the various market segments for the long term.

It is not just a time to pick the "low hanging fruit" of distressed properties or "need to sell" product. Resort News for the summer '09

The summer of 2009 has really been a fantastic summer for activities and events. This year, June was rather wet, but at the end of the month, the wildflowers were extraordinary in the high country and because of the rain, we were able to get up to higher elevations to play earlier. The rivers peaked earlier making the fly fishing all summer long exceptional.

One of the toughest parts of the summer was also one of the best. The airport was closed.
It was good because the improvements will make this airport one of the finest mountain airports in the Rockies and you will certainly be pleased with the improvements next time you visit. We will all be happy to see the airport open the first of November!

The Ski area has been blasting all summer up at the top of Gold Hill, helping to create better access to some of the terrain up there. They will be opening new chutes 1-4 up on Gold Hill which will give us more exciting terrain for the ‘09/’10 season!

The opening of Capella in the Mountain Village has been wonderful. The Lumiere also opened and operating across the street from the Inn at Lost Creek.
