Stairway to Heaven

Telluride Loses another Landmark

Baked In Telluride BurningA bit of the culture, a bit of our history, a bit of ourselves was lost when our beloved B.I.T. burned to the ground. Baked in Telluride was lost to fire last month. Telluride’s oldest restaurant, a stalwart of the old school Telluride is gone. The best bagels, the best pizza, my morning coffee, the first stop after school for our kids. We'll miss you B.I.T.

Stairway to HeavenNew stairway to Heaven

The newest addition to the Telluride Ski Resort has a French accent. The ski area just installed 126 feet of stairs and bridge designed to give skiers unprecedented access across the gulf between Gold Hill Chutes 8 & 9. The access to the Gold Hill Chutes was improved this summer when they blasted a road up above the revelation lift which gives snowcats the opportunity to groom a trail all the way across the ridge. Dave Reilly and the ski company are really opening some extraordinary terrain. I hope you get a chance to experience it this season.

Phish Coming to Town Park

Phish is coming to TellurideThe Sheriff is already getting calls about Phish coming to town. Of course he is, people are asking him for tickets! While we lost a landmark and a throwback to our roots when we lost the B.I.T. last month, we maintain our character and traditions when we book a group like Phish in town park. It has been 30 years since the Grateful Dead played town park and it is a pleasure to maintain that type of gathering in Telluride. The jam band announced a two night stint in Telluride August 9 & 10.

Market Update

Not out of the Woods, But Gaining Momentum

It appears things might start turning around in the national real estate world. Altos Research reported on December 28, 2009 that "Inventory in the resale market continues its steady decline after peaking in the fall of 2008, and while new sellers entering the market are pricing at consistently lower levels, indicating general market weakness, the percentage of sellers with price reductions is also falling, indicating that sellers who have been on the market are feeling more confident of receiving their ask price." Great Deals for 2010

Buyer’s Market, Bottom of the Market, Distressed Sales, Have to Sell, Foreclosures, Blood in the Water are some of the terms we’ve heard over the past two years. There has certainly been a lot of caution and waiting which has left the market stagnant for the past two years or more. What has occurred as a result, is that price is driving sales. Prices for those properties that need to sell have dropped to levels at this time, that have attracted Buyers that weren’t in the market earlier. Sales are happening. While it isn’t a storm, it is consistent and Buyer’s are now finding that prices have matched there interest in Buying right and Buying smart.

Here are a few of the properties that will sell soon, because they are attractive properties at attractive prices.

Mountain Lodge 2216

Mountain Lodge 2216 – Two Bedrooms, full service property, views and a great price.
In addition, this property sold in March of 2006 for $469,500 and was listed last year and was under contract for $485,000. the Seller needs to sell this soon and has listed this property for $369,000!!

Plaza 301

Plaza 301 – Location, views and size.
This property represents a type and style of unit that is rare and difficult to find in the market in usual circumstances. There are few Plaza units and the location in the center of the Village at the base of the Gondola doesn’t come around very often. This unit is a very large four bedroom plus at over 3,000 square feet and priced to sell at $2,150,000

Belvedere Park Unit 7

Belvedere Park Unit 7 – In a terrible market, there have been some bright spots. Three units in Belvedere Park have sold in the past year because Buyers have seen good value in newer construction, quality and the prices. Unit 7 is the last unit available in Belvedere Park and the developer would love to sell out soon.

Lumiere

Lumiere – Another developer trying to reduce the remaining inventory and pressure by dropping prices to all new low levels. These are some of the most attractive units in Mountain Village with spectacular views and ski access along with all of the amenities of a full service hotel.

Mountain Village Single Family Homes

Country Club San Joaquin

I picked these two homes as the best value in the village right now. We have seen good consistent sales of homes that reflect quality and that have been priced appropriately sell over the past 3 months. Most have been on the golf course and now the ski homes that are high quality and priced right are the ones to sell. I am only presenting two properties this month and they are not my listings. Country Club Drive is ski in ski out with views and sunshine. It is priced to sell and of the 60 homes in the market, should be sold soon. The other home is located on San Joaquin Rd. and Offers great views, a nice high quality, good sized home at a great price. Click to view listing(s)

Town of Telluride Condos

605 West Colorado 359 East Colorado

Telluride condos are hard to predict. The reason I selected these two units, is because of the level of quality and finishes. If you are looking in downtown Telluride, there is a scarcity of high quality homes and condos and these two units project a good value, good locations and high level of finishes.
