Recent Activity

August in Telluride saw a bump upward in sales. If you follow the markets like ours, Aspen and Vail made similar improvements. It is the season when sales occur. It certainly doesn’t match the pace of previous seasons, but it was an improvement from the winter.

The first half of 2009 reflected the slow pace and reluctance to reenter our market in Telluride, similar to other luxury real estate markets around the country. All of the reasons that refer to our lagging pace and sales activity, refer to our strongest attributes as well. Telluride will always remain one of the most resilient markets in the country due to our location, our high quality of product and resort amenities, our listing on the National Historic Registry and our size. Our growth is limited to maintain a charm and an entry to a defined, intimate, location that has been zoned, platted and protects values as our low inventory of available product will be reduced in the seasons ahead.

Defining value of listed properties for Buyers and Sellers has been one of the more difficult exercises in a time when transactions are scarce. It is a time to engage a partner, advisor with intimate knowledge of the economics of the market locally, nationally and globally, to assist with your decision making.

I have seen the true realization of reduced pricing across the market from sophisticated investors that understand the current conditions as Sellers. Buyers entering the market also understand the nature of this location and where value is found in the various market segments for the long term.

Resort News for the summer '09

The summer of 2009 has really been a fantastic summer for activities and events. This year, June was rather wet, but at the end of the month, the wildflowers were extraordinary in the high country and because of the rain, we were able to get up to higher elevations to play earlier. The rivers peaked earlier making the fly fishing all summer long exceptional.

One of the toughest parts of the summer was also one of the best. The airport was closed.
It was good because the improvements will make this airport one of the finest mountain airports in the Rockies and you will certainly be pleased with the improvements next time you visit. We will all be happy to see the airport open the first of November!

The Ski area has been blasting all summer up at the top of Gold Hill, helping to create better access to some of the terrain up there. They will be opening new chutes 1-4 up on Gold Hill which will give us more exciting terrain for the ‘09/’10 season!

The opening of Capella in the Mountain Village has been wonderful. The Lumiere also opened and operating across the street from the Inn at Lost Creek. If you are looking for a place to stay this winter, please email me your dates and I will be happy to help with arrangements. Springtime in Telluride

Every ski season that comes to a close in Telluride means that the kids get two weeks of vacation and we usually go find another vacation destination to descend upon. This year we stayed close to home and I wanted to share some of the great locations around Telluride and the Four Corners that you can take advantage of when you are here for an extended period, and want to explore some of the Four Corners Region, from...Base Camp Telluride

Sand Canyon - Canyons of the Ancients National Monument

Because we have soccer tourneys in the town next door, Cortez, this weekend, we will be Mountain Biking some of our favorite trails in the area including Sand Canyon which has a dense collection of ruins and archeological sites. Hiking and Single track mountain bike trails in a labyrinth of canyon country just an hour or so south of Telluride. Great fun, so close and easy just outside of Mesa Verde National Park.

White Sands National Monument -

Located in a remote region of New Mexico south of Albequerque, the boys and I found White Sands to be one of the most unique and fun experiences we've had exploring in the region. The hikes are vast areas of fine Gypsum. You can travel for miles among the dunes in a truly a one of a kind location. Afterward we camped high in the mountains of Lincoln National Forest dripping with history of the Apaches, Gold mining and Billy the Kid.

Carlsbad Caverns National Park -

South to Carlsbad where we discovered one of America's treasures. The caverns are so vast and deep. It is so hard to explain the deep reaches of this National Park. We missed the bat flights that occur in the evenings as we arrived prior to their migratory return from Mexico, but the sites were remarkable and the sense of discovery for the boys was one they will remember always.

Guadalupe Mountains National Park -

The highest point in Texas. We took a loop through Guadalupe National Park on our way west to the Gila Wilderness. Guadalupe is full of scenic hikes and wilderness.

Gila River Wilderness and Gila Cliff Dwellings -

The oldest wilderness in the United States and the largest acreage of any wilderness area. We spent time at the Gila Cliff Dwelling National Monument. This is a very remote part of New Mexico with sacred, historic ruins and wild trout streams. We spent a night in the northern part of the Gila National Forest at the San Francisco river and hiked a couple miles to some primitive hot springs pools.

El Malpais National Monument -

El Malpais (pronounced ell-mal-pie-ees) means"the badlands" in Spanish. Its volcanic features include jagged spatter cones, a lava tube cave system extending at least 17 miles, and fragile ice caves. Easy access off of Interstate 40. We headed back to Taos via Sante Fe and hit the Petroglyph National Monument on the way. We camped at the San Francisco river on the way to El Malpais, where we discovered natural hot springs pools up a 2 mile trail to the river. The geology and volcanic activity in the past has created some great hot springs in the region for discovery.


So many great locations in Northwestern New Mexico are on the agenda for this spring. We plan to spend some time in the Zuni Reservation and tour other sites such as El Morro National Monument, Chaco Culture National Historic Center, and Bandelier National Monument.

Telluride Airport News

Telluride AirportThe Federal Aviation Administration has released $21 million for Phase Two of the Telluride Regional Airport's runway improvement project. As a result, the airport will be closed between April 7 and Nov. 2 while the runway is rebuilt.

The $9.4 million Phase One of the runway project, completed this year, consisted of largely invisible earthwork to reinforce and stabilize fill in the center portion of the runway where there is currently a dip. Phase Two will replace the runway entirely, reducing the grade of the dip.

Q400

Although the purpose of the project has not been to enable additional types of aircraft to serve the airport, that could be one side benefit. In particular, the new D# rating would allow the Q400 aircraft, manufactured by Bombardier, to use the Telluride Airport. The Q400 is the plane that Frontier Airlines has acquired to launch its commuter service to selected markets.

Telluride Ski Resort News

The Telluride Ski Area hosted more skiers this holiday season than last year. The mountain even logged its record day, albeit narrowly, with just over 8,200 skiers one day over the holidays.

But the strong holiday business was not able to fully offset a later start to the season due to a later start of regular air service supported by the Telluride Montrose Regional Air Organization and as of mid-January, skier numbers are down about five percent.
The week's delay in the start of air service was dictated by the airlines with whom the TMRAO has contracts, Telski CEO Dave Riley said this week, and the loss of 500 seats before Christmas hurt.

By comparison, the Aspen Skiing Co. reported being down eight percent during the two-week holiday period. Vail Resorts has reported being down 5.8 percent year-to-date at its four resorts in Colorado and one in the Lake Tahoe area

Riley said this week that Telluride held its own over the holiday period in part because it has "great resort momentum" thanks to new terrain, which has contributed to higher placement in annual ski resort rankings published by magazines.

I recently relocated to the Peaks Hotel and Golden Door Spa. If you are in town and over at the spa, stop by and see my new location. I will be at the hotel most of the season and easy to find there.
