2009 End of Season Sales

Telluride Real Estate Under Contract

There have been some significant sales at the end of 2009. We had the townhomes at Courcheval listed in November. All six units went under contract in about two weeks. These were bank owned sales representing new product at great prices.
For details on some of our residential sales in Mountain Village and Telluride, here is a link to the single family homes sold since October.

The Peaks Resort and Spa – Sold!

Peaks Resort and SpaNew Ownership, New Management and New Real Estate
The big news of the month, year and this newsletter is by all means, the sale of the Peaks Resort and Spa.! The excitement and expectations leading up to the announcement have been met with confirmation that Telluride’s Landmark Hotel will be owned by local investors, managed by a wonderful, professional hotel management group and new units are for sale at the most attractive prices!

A new restaurant next to the Great Room is in the works and a complete renovation is scheduled for the spring.

The Real Estate

  • You have the first opportunity to Buy. Listed by our office, we are bringing the new units to market. They will be going into the MLS and open for sale on the 18th of December.
  • There will be a window of opportunity for the first fifty (50) sales, which will include discounts and the Founders program and benefits.
  • The prices are so attractive, starting at $135,000 for a studio, that it will appeal to a broad range of investors.
  • Who will be interested in the real estate?
  • Second homeowners already invested in a single family home or condo in the area and are interested in a full spa membership, ski valet, valet parking and an owners club room. In addition to having rental property to use for friends and family, whole ownership at a great price.
  • Couples or families who have been waiting for a low priced opportunity to present itself with a large number of amenities and services that should not have large annual expenses.
  • The investor who has been waiting for the right product to come to market at the right time.

I have a detailed presentation available. I have been trying to contact you all personally this past week as sales are brisk. If you haven’t heard from me and you would like more details, please try to call me as well at 970-708-0667. Why buy a condominium hotel at The Peaks Resort & Spa
Since the origin of the Peaks, the hotel location, amenities, on-site services and opportunity for views remains unparalleled by any other hotel site in the region. The reasons for buying and owning a condominium in the Peaks remain the same as the first day the doors opened on May 22, 1992.

  • Peaks Resort Cardio Deck and Indoor PoolThe hotel is located on the largest and most exclusive site in the region.
  • The hotel is truly ski-in/ski-out with the ski trail fifty feet from the elevator.

  • Telluride’s only golf course is an elevator ride from the front desk.
  • The hotel offers one of the most renowned spas in the world. With 42,000 square feet it provides the ultimate in a destination spa experience with over 40 treatment rooms, a full salon for hair styling, manicures/pedicures, an extensive weight training center, cardiovascular equipment and programs, aerobic classes, full Pilates and Yoga studios and an indoor climbing wall. Snow for the Holidays!

We just received a massive storm which landed just in time for the World Cup events to be held this week in Telluride.

If you are coming out this season, you really need to bookmark the ski area web site www.Tellurideskiresort.com

You will enjoy the variety of web cams, the up to date snow report, details on events and I recommend browsing Dave’s BLOG which is where CEO Dave Riley spends some time each day posting photos updates and information and you can participate with comments and requests. The photos are great and info is usually helpful in understanding what is happening on the mountain.

Conditions are really great for this time of year. Lots of terrain open and really great cover. Another storm coming this weekend!

See you soon!

Telluride Association of Realtors Market Update

Telluride Continues to Plug Away
Numbers Down but Notable Sales and National Predictions Encouraging

In a nutshell, Telluride is getting through it like everyone else. On account of the current state of the economy, or rather where it was during the first two quarters of 2009, real estate activity slowed considerably. After a string of high marks between 2000 and 2007, with the latter reaching record heights by year’s end ($710 million in total dollar volume), numbers changed significantly in 2008 and thus far in 2009. October News from Telluride

New Office located in the Peaks Resort

New Office at the Peaks ResortI recently relocated to the Peaks Hotel and Golden Door Spa. If you are in town and over at the spa, stop by and see my new location. I will be at the hotel most of the season and easy to find there. Along with the improvements to the resort, I was looking for a change and am excited to be in the hotel and among our guests. For 20 years, the Peaks has been the place to stay in Telluride and I anticipate the improvements to the property to help contribute to its new success.

Market News and Observations

Our third quarter activity picked up so much that number of sales and transactions more than tripled the activity of the first two quarters alone. I have attached spreadsheets for your review of the sales activity for the year. If you would like to discuss the market, the transactions or specific properties, please feel free to call anytime. The amount of people in town in September specifically to look at property seemed to be very busy. We seem to trend very similar to Aspen and Vail and we have seen very strong signals from other luxury markets that investment into these very small, finite, protected markets is beginning to return slowly. There are many wonderful opportunities at this time and due to the inventory and slow return, there will likely be many opportunities in the seasons ahead. There are few legacy investments that you can use and enjoy quite like a home or property in Telluride and I hope we can tour together this season.

Recent Activity

August in Telluride saw a bump upward in sales. If you follow the markets like ours, Aspen and Vail made similar improvements. It is the season when sales occur. It certainly doesn’t match the pace of previous seasons, but it was an improvement from the winter.

The first half of 2009 reflected the slow pace and reluctance to reenter our market in Telluride, similar to other luxury real estate markets around the country. All of the reasons that refer to our lagging pace and sales activity, refer to our strongest attributes as well. Telluride will always remain one of the most resilient markets in the country due to our location, our high quality of product and resort amenities, our listing on the National Historic Registry and our size. Our growth is limited to maintain a charm and an entry to a defined, intimate, location that has been zoned, platted and protects values as our low inventory of available product will be reduced in the seasons ahead.

Defining value of listed properties for Buyers and Sellers has been one of the more difficult exercises in a time when transactions are scarce. It is a time to engage a partner, advisor with intimate knowledge of the economics of the market locally, nationally and globally, to assist with your decision making.

I have seen the true realization of reduced pricing across the market from sophisticated investors that understand the current conditions as Sellers. Buyers entering the market also understand the nature of this location and where value is found in the various market segments for the long term.

It is not just a time to pick the "low hanging fruit" of distressed properties or "need to sell" product. While that exists in our market and has been the first to sell this year, there have been real and serious price reductions to levels that should be attractive to those interested in adding real property to their portfolio, that may be enjoyed by your family, rented for cash flow and held for long term performance.

Investments can be made at all levels in our market. Telluride has long been a resort destination where families have invested in a diverse selection of product. Some of our nations most savvy and sophisticated business leaders are invested in this market for many reasons. Please call to discuss the market conditions and opportunities. I look forward to sharing some time soon.

Resort News for the summer '09

The summer of 2009 has really been a fantastic summer for activities and events. This year, June was rather wet, but at the end of the month, the wildflowers were extraordinary in the high country and because of the rain, we were able to get up to higher elevations to play earlier. The rivers peaked earlier making the fly fishing all summer long exceptional.

One of the toughest parts of the summer was also one of the best. The airport was closed.
It was good because the improvements will make this airport one of the finest mountain airports in the Rockies and you will certainly be pleased with the improvements next time you visit. We will all be happy to see the airport open the first of November!

The Ski area has been blasting all summer up at the top of Gold Hill, helping to create better access to some of the terrain up there. They will be opening new chutes 1-4 up on Gold Hill which will give us more exciting terrain for the ‘09/’10 season!

The opening of Capella in the Mountain Village has been wonderful. The Lumiere also opened and operating across the street from the Inn at Lost Creek. If you are looking for a place to stay this winter, please email me your dates and I will be happy to help with arrangements. In addition to booking the hotels, I have some residential condominiums that are exclusive to www.TellurideFineRentals.com our new rental site. Please check it out for your next visit.

Call anytime to discuss what’s happening in Telluride! We hope to see you soon.

Springtime in Telluride

Every ski season that comes to a close in Telluride means that the kids get two weeks of vacation and we usually go find another vacation destination to descend upon. This year we stayed close to home and I wanted to share some of the great locations around Telluride and the Four Corners that you can take advantage of when you are here for an extended period, and want to explore some of the Four Corners Region, from...Base Camp Telluride

Sand Canyon - Canyons of the Ancients National Monument

Because we have soccer tourneys in the town next door, Cortez, this weekend, we will be Mountain Biking some of our favorite trails in the area including Sand Canyon which has a dense collection of ruins and archeological sites. Hiking and Single track mountain bike trails in a labyrinth of canyon country just an hour or so south of Telluride. Great fun, so close and easy just outside of Mesa Verde National Park.

White Sands National Monument -

Located in a remote region of New Mexico south of Albequerque, the boys and I found White Sands to be one of the most unique and fun experiences we've had exploring in the region. The hikes are vast areas of fine Gypsum. You can travel for miles among the dunes in a truly a one of a kind location. Afterward we camped high in the mountains of Lincoln National Forest dripping with history of the Apaches, Gold mining and Billy the Kid.

Carlsbad Caverns National Park -

South to Carlsbad where we discovered one of America's treasures. The caverns are so vast and deep. It is so hard to explain the deep reaches of this National Park. We missed the bat flights that occur in the evenings as we arrived prior to their migratory return from Mexico, but the sites were remarkable and the sense of discovery for the boys was one they will remember always.

Guadalupe Mountains National Park -

The highest point in Texas. We took a loop through Guadalupe National Park on our way west to the Gila Wilderness. Guadalupe is full of scenic hikes and wilderness.

Gila River Wilderness and Gila Cliff Dwellings -

The oldest wilderness in the United States and the largest acreage of any wilderness area. We spent time at the Gila Cliff Dwelling National Monument. This is a very remote part of New Mexico with sacred, historic ruins and wild trout streams. We spent a night in the northern part of the Gila National Forest at the San Francisco river and hiked a couple miles to some primitive hot springs pools.

- all photos by Jake and Leland Burchmore

El Malpais National Monument -

El Malpais (pronounced ell-mal-pie-ees) means"the badlands" in Spanish. Its volcanic features include jagged spatter cones, a lava tube cave system extending at least 17 miles, and fragile ice caves. Easy access off of Interstate 40. We headed back to Taos via Sante Fe and hit the Petroglyph National Monument on the way. We camped at the San Francisco river on the way to El Malpais, where we discovered natural hot springs pools up a 2 mile trail to the river. The geology and volcanic activity in the past has created some great hot springs in the region for discovery.

So many great locations in Northwestern New Mexico are on the agenda for this spring. We plan to spend some time in the Zuni Reservation and tour other sites such as El Morro National Monument, Chaco Culture National Historic Center, and Bandelier National Monument.

Call anytime for info on some of the great sites so close to Telluride!

Telluride Airport News

Telluride AirportThe Federal Aviation Administration has released $21 million for Phase Two of the Telluride Regional Airport's runway improvement project. As a result, the airport will be closed between April 7 and Nov. 2 while the runway is rebuilt.

The $9.4 million Phase One of the runway project, completed this year, consisted of largely invisible earthwork to reinforce and stabilize fill in the center portion of the runway where there is currently a dip. Phase Two will replace the runway entirely, reducing the grade of the dip.

Q400

Although the purpose of the project has not been to enable additional types of aircraft to serve the airport, that could be one side benefit. In particular, the new D# rating would allow the Q400 aircraft, manufactured by Bombardier, to use the Telluride Airport. The Q400 is the plane that Frontier Airlines has acquired to launch its commuter service to selected markets.

Telluride Ski Resort News

The Telluride Ski Area hosted more skiers this holiday season than last year. The mountain even logged its record day, albeit narrowly, with just over 8,200 skiers one day over the holidays.

But the strong holiday business was not able to fully offset a later start to the season due to a later start of regular air service supported by the Telluride Montrose Regional Air Organization and as of mid-January, skier numbers are down about five percent.
The week's delay in the start of air service was dictated by the airlines with whom the TMRAO has contracts, Telski CEO Dave Riley said this week, and the loss of 500 seats before Christmas hurt.

By comparison, the Aspen Skiing Co. reported being down eight percent during the two-week holiday period. Vail Resorts has reported being down 5.8 percent year-to-date at its four resorts in Colorado and one in the Lake Tahoe area

Riley said this week that Telluride held its own over the holiday period in part because it has "great resort momentum" thanks to new terrain, which has contributed to higher placement in annual ski resort rankings published by magazines.
